This site obtained an outline planning permission on appeal for a large scheme comprising a mix of C2 and C3 uses, including open market residential, affordable housing, Assisted Living and Care. When it was marketed, we acted for Beechcroft by selecting suitable consortium partners, preparing a detailed bid proposal and attending interviews on their behalf. Our bid was ultimately successful and our clients and their development partners went on to secure the site. As the extant planning permission was in outline form, the consortium had to submit a detailed reserved matters application, which was later supported by the local planners and permission soon followed. The scheme will provide an excellent mix of dwellings catering for all types of resident. The site is in close proximity to the popular Cotswold town of Burford and will provide many local businesses with a significant economy boost.

The land at Crowell Road had previously been under contract to Cala Homes. Their proposals for an open market housing scheme failed at appeal as the site was outside of the village settlement boundary. By utilising a new policy in the SODC local plan, we worked alongside Beechcroft as they submitted a retirement scheme, which was later successful on appeal. Work on site is likely to begin during Q4 2023.

Acting for retained clients, we helped to secure this excellent site in the Harpenden Conservation area, close to all local amenities. The site was previously used as a small residential care home (C2), which was run down and in need of long term investment. The vendors decided to sell as the site was really no longer fit for purpose. Our clients purchased the site on an unconditional basis, planning a select scheme of 8 exclusive retirement apartments and associated landscaping and car parking. The site has a locally listed building, which will be retained, with other less sympathetic extensions removed and replaced with high-quality new build development.

We secured our first promotion agreement and our maiden planning permission on this infill site in the picturesque village of Kingham back in 2017. Acting for private landowners our team designed a bespoke residential scheme, originally comprising 4x dwellings. After local consultation it was agreed the scheme would work much better for 3x dwellings so we re-designed it and went back to the local parish to present the amended proposals. This was well-received and they commended our approach in taking account of local opinions. The revised scheme was submitted to the local planning authority and recommended for approval. Because of the work we had done locally and the appropriate scale of the proposals, we also managed to negate a planning committee and our application was approved under delegated powers. This project proves again that consultation and design goes a long way to winning local approval. Doing the detail work up-front resulted in a better scheme over a shorter timeframe and the site sold quickly to a private buyer.

Acting for private landowners, we undertook pre-planning and design work in order to demonstrate this site’s potential for two large detached properties, which gained local authority support. We then helped our clients market the site to a select group of niche developers on a subject to planning basis. Lucy Developments were selected, and they went on to secure a detailed planning permission during the latter part of 2017, following extensive local consultation and design work. The scheme, named ‘The Cotterells’ was built out during 2020.

This 0.6 acre brownfield site was marketed on behalf of Fullers brewery, a former public house that had fallen into disrepair and without any planning history. Acting on behalf of retained clients, we agreed an unconditional deal to acquire the site on an unconditional basis. A detailed planning application was submitted for a mixed scheme of 16x apartments and cottages arranged around a garden courtyard. During the planning process we engaged with local residents and managed to secure the site’s allocation within the emerging Neighbourhood Plan. Planning consent was granted locally during March 2018. The scheme is now built out and sold.

This 7.8 acre site was being marketed on behalf of the local authority and benefitted from an outline planning permission for residential development of up to 60 dwellings. Acting for retained clients, we agreed an unconditional deal to purchase the site.

Our proposals were a departure from the original outline permission, instead opting for a mix of retirement dwellings and a care home to complement and enhance the mix of affordable and open market dwellings. This proved more profitable for our clients and the local authority and made better use of land that had been released to increase housing supply in the district. The scheme was more complementary to its surroundings and offered a solution for all members of the community, from social rented affordable housing to dementia care.

Our clients have agreed an unconditional purchase based on the original permission and are seeking to increase unit numbers due to the growing housing needs in Henley.

Following a targeted site search for Beechcroft Developments, we identified this site and made contact with the business owners. The existing business was doing well, but had outgrown the site and needed more space for servicing and sales. A change of use was sanctioned by the local planners on the guarantee that the business would remain in Thame. Working with our clients and our dedicated consultant team, we designed a scheme for 21x retirement units, with input from local residents and the town and district councils. Planning was later granted under delegated powers and Thame Cars successfully relocated to a larger modern site on the edge of the town, increasing their customer offer and turnover. Sales of the retirement units were strong and the development is viewed locally as a good example of the merits of proactive planning.

Acting for Beechcroft, we spent over 3 years promoting the merits of this brownfield site. The site was formerly a Ministry of War depot served by the Princes Risborough-Watlington railway, and latterly a rundown antiques warehouse of the edge of the town. Due to increased housing need in the district and on-going traffic and pollution problems, a relief road around Watlington was proposed and supported by the local Neighbourhood Planning Group. This site made a significant and vital contribution to the relief road by providing land for access to a new roundabout and a connecting road for future development. This benefit and the high-quality scheme design led to favourable support from Watlington parish. By engaging with the local parish, NP group and residents we were also able to gain the support of the local planners and planning permission was granted in the Summer of 2020.

Ardington Land Public Consultation

We held a Community Consultation event on 7th October representing The Lockinge Estate on potential for a small housing scheme in Ardington. Over the coming weeks we will be analysing the feedback from the event and considering next steps.
